From its strategic position it is possible to arrive in few minutes at the beach and reach easily attractions such as the Conero Riviera, the Grotte di Frasassi, the Gradara Rocca.
In an alternation of historic and modern elements, the villa brings together refined architecture and the most comfortable services.
Inside the estate there are other structures able to accommodate together with the Villa up to 45 people having all the property for yourself. Prices and availability on request. The villa comprises on the ground floor:
• a chapel dedicated to St. Rocco ;
• a living room (60 sqm. ) with central fireplace with sofas and tables, perfect for parties and dinners ;
• a dining room (60 sqm. ) with center table and a lounge with TV , the room you have the option through a glass door access to the basement / cellar ;
• a kitchen ( 60 sqm. ) that opens with two glazed doors onto a terrace adjacent to the garden which leads to the pool of the villa. The kitchen is equipped with refrigerator column , freezer , electric knife , electric oven , hob, microwave, kettle , toaster , coffee maker , dishes , pans, dishwasher , table and chairs for indoors and outdoors, external laundry room and drying rack, iron and ironing board, barbecue.

On the first floor you will find:
• a central living room (50 sqm. ) with fireplace and vaulted decorated ceiling with period furniture and sofas from which you access the 4 suites;
• a suite ( sleeps 2 +1 ) (30 sqm. ) with vaulted ceiling and bathroom (8 sqm approx. ) in pink marble with Jacuzzi tub , the bed is wrought iron double bed and there is the possibility to add a single bed;
• a suite ( sleeps 2 +2 ) (40 sqm. ) with a sleeping area with double bed or two single beds , bathroom and a wooden staircase and wrought iron that leads to the loft area where you will find the living room with sofa (which converts into a double bed if necessary ), and TV ;
• a suite ( sleeps 2 +2 ) (40 sqm. ) with living room with sofa ( which converts into a double bed if necessary ) ,toilet, and access to the terrace , a wooden staircase and wrought iron that leads to the loft area where is the sleeping area with double bed or two single beds;
• a suite ( sleeps 2 +2 ) (40 sqm. ) with living room with sofa ( which converts into a double bed if necessary ) , toilet, and access to the terrace , a wooden staircase and wrought iron that leads to the loft area where is the sleeping area with double bed or two single beds;
• a small kitchen on two levels.
The suites are all equipped with air conditioning, a small fridge, satellite TV , bed linen , towels , complimentary toiletries and hair dryers.

Antico Casolare (9 rooms max. 25 persons) is composed of ground floor:
cam. 1: (2 + 1 beds) (20 square meters), access from the outside; sleeping area with two windows furnished with double bed or two single beds in wrought iron and the possibility of adding another single bed, two bedside tables, two-door wardrobe with mirror inside mobile with 4 drawers and TV, bathroom with window, shower, toilet and bidet, sink, mirror and hair dryer;
cam. 2: (2 beds) (16 sqm) sleeping in a window furnished with double bed or two single beds, two bedside tables, cupboard with two doors and TV, bathroom with window, shower also suitable for disabled people , toilet, washbasin with mirror and hair dryer;
living room (60 square meters) with fireplace furnished with sofas;
room (30 square meters) furnished with a table and bench, card table and cabinet;
veranda (40 square meters) furnished with a table and benches with access to the patio and garden;
kitchen (25 sqm) with a door that opens onto the garden which leads to the pool. The kitchen is equipped with refrigerator column, electric oven, stove, microwave, kettle, coffee pots, dishes, pans, dishwasher, slicer, tables and chairs from both external as internal, washing machine with clotheshorse locally outside;
patio (approx 40sqm) furnished with a table and benches and mobile).

Cam. 4: (2 + 1 beds) (25 sqm) sleeping area with three windows decorated with wrought-iron double bed and possibility of adding another single bed, two nightstands, a wardrobe 'door with mirror, closet mobile with 4 drawers and TV, bathroom with a small window, shower, toilet and bidet, sink, mirror and hair dryer;
Cam. 5: (2 + 3 beds) (60 square meters) with bedroom with two windows decorated with wrought-iron double bed, two bedside tables, two-door wardrobe with internal mirror, chest, cabinet with 4 drawers and TV area loft furnished with two or three single beds and a sofa; bathroom with two windows, sink, mirror and hair dryer, shower, toilet and bidet;
Cam. 6: (2 + 2 beds) (30 sqm) sleeping area with two windows decorated with wrought iron bed, wrought iron sofa converts into a bed and possibility of adding an additional single bed, two bedside tables, wardrobe with two antecon interior mirror, cabinet 4 drawers, chest, cabinet and TV, bathroom with shower, toilet and bidet, sink, mirror and hair dryer;
Cam. 7: (2 + 1 beds) (25 sqm) sleeping area with two windows decorated with wrought-iron double bed and possibility of adding another single bed, two bedside tables, two-door wardrobe with mirror inside cabinet with a drawer and TV, bathroom with window, shower, toilet and bidet, sink, mirror and hair dryer;
Cam. 8: (2 beds) (16 sqm) sleeping in a window decorated with wrought-iron double bed, two bedside tables, closet with four doors and TV, small chest, bathroom with window, shower, toilet and bidet , washbasin with mirror and hair dryer;
Cam. 9: (2 beds) (16 sqm) sleeping in a window decorated with wrought-iron double bed, two bedside tables, built-in door with interior mirror, cabinet with four drawers and TV, bathroom with window, shower , toilet and bidet, washbasin with mirror and hair dryer;
The entire farmhouse is equipped with air conditioning. All rooms are equipped with bed linen, towels and bathroom amenities.
The Cottage is a studio located near the farmhouse and the pool of the farmhouse. (30 sqm) (2 + 1 beds) The only area has two huge sliding windows that open onto a private terrace furnished with sun loungers and a table with chairs. The sleeping area has a double bed in wrought iron and has the possibility to add another single bed, two bedside tables, closet with two doors, 2 drawers and mobile TV, kitchenette with electric stove, table and chairs and glass cabinet, refrigerator, bathroom with a small window, shower, toilet, sink, mirror and hair dryer.

please be aware that we are not an hotel and for that reason we have to send you someone to collect the keys, so we kindly ask you to reach the owner at the contact details you have in your booking voucher to comunicate your extimate arrival time at least 2-3 days before the arrival date.
